Market assessment of hotel(s) and its competitive set including product, positioning and fair share analysis, operational performance, etc.

Development of business plan for the asset(s) in question and accompanying financial projections (P&L, balance sheet and cash flow statements), integrated into a financial model that allows for sensitivity and scenarios analyses.

Valuation of the asset(s) or company using DCF methodology, comparable transaction multiples, replacement cost, cap-rate analyses.

Preparation of polished, professional documentation (teaser, Info. Memo, etc.) which thoroughly describes the asset and opportunity as well as the proposed transaction, taking into consideration key legal and tax structural considerations.

Identification and contact of the qualified and appropriate universe of potential buyers / investors whose profiles fit with the proposed transaction.

Rigorous and orderly management of the process from NDA's through due diligence and property visits, with the objective of maximizing the price for the vendor (when the vendor is our client), structuring the process in stages and coordinating the relationship of investors with their advisors (i.e. non-binding bids, assets presentation, presentation of hotel management, receipt and evaluation of final offers).
